There are so many very high standard properties available to let in most areas at present. It is important that Landlords keep their property in good order to ensure it is attractive to all prospective tenants. We urge you to keep this in mind. It will ensure that YOUR property is at the forefront of our efforts as an agency to have it let as soon as it becomes vacant.
To help with this we will:
v Prepare your property to an acceptable condition for letting or re-letting after departure of previous tenant.
v Organise a fit-out at a very competitive price if it is a new property or if it has been let for some time and simply needs a new fit-out to maintain it to a good letting standard.
v Report all maintenance issues that arise and, if the Landlord requires, have all issues put right in the shortest time possible.
v Find suitable tenants at an acceptable rent to both parties. We will insist on references and check them thoroughly before recommending a tenant to a landlord. Thereafter we will deal with all issues that arise at the property (ie maintenance, repairs, complaints etc).
v Set up a lease agreement, Collect Security Deposit, organise Rent payments, set up utility accounts and ensure all these are upheld throughout the occupation of the property.
v Organise all PRTB forms and administration.
v Transfer funds electronically (next day payment) at month-end to Landlords account and issue monthly statement (by e-mail) to the landlord detailing all transactions. A year-end summary with all invoices etc is also issued.
v All landlords are required to provide an inventory of the contents included with the property they offer for rental. This is necessary to protect possessions left in the property as part of the rental agreement and is also necessary in the event that a dispute arises about a refund of security deposits.
